Basement finishing

Judge a basement by what’s behind the drywall.

A finished basement is four trades stacked into the same joist bays. We sequence them, walk each one with the crew that pulled it, and photograph every stage before it disappears behind drywall.

Everything you will eventually see — trim reveals, door swings, flush drywall corners — is decided at framing.

Permit before demo

Pulled with the county, inspected at framing, closed out at final — the number lives on the job folder.

Plumb, level, consistent bays

Studs on 16-inch centers, treated plates on slab, blocking set for whatever lands on the wall later.

Egress and clearances

Escape openings, stair headroom, and ceiling height verified against code before a wall closes in.

Box heights, switch locations, and cable routing set to a drawn layout — then inspected before anything gets covered.

Licensed and inspected

Circuits pulled by licensed electricians, signed off at county rough-in before board goes up.

NEC as adopted locally

AFCI and GFCI protection where required, tamper-resistant receptacles, box fill counted.

Secured and protected cable

Staples within 8 inches of each box, nail plates over any bored stud close to the face.

Drain, waste, vent, supply, and duct share the same joist bays, so they get planned together — and when the builder’s lines miss the bathrooms, we open the slab and move them.

Set to the drawn layout

Pitched ¼ inch per foot, vented per code, stubs at the fixture centers, then held under test.

Relocated, not worked around

Builder lines rarely land where a real bathroom does. We move them to the drawn fixture centers.

Cut, sleeved, inspected

Slab saw-cut and re-poured, sleeved at structure, county rough-in signed off before it is buried.

Drain, waste, vent, and supply set to the fixture layout.

Sealing is what keeps a basement fire in the basement. Every concealed bay gets closed off at the plate lines, every hole a wire or pipe passes through gets filled with fire-rated foam, and the whole thing is inspected with the framing — before insulation hides it.

Fireblocked as code requires

Concealed spaces closed at floor and ceiling lines, so fire can’t run a stud bay into the floor above.

Every penetration filled

Every wire, pipe, and duct hole through a plate sealed with fire-rated foam, one at a time.

Pipes and wiring protected

Nail plates over bored studs, cable held off the stud face, tamper-resistant devices throughout.

A finished basement should cost less to heat than the one you started with, not more. Insulation goes in after framing, electrical, and plumbing pass, then gets inspected in its own right — batts cut to the bay at the R-value the county requires, every room treated the same, and every penetration sealed before anything is covered.

Plates, rim joists, and every penetration foamed before the batts go in — most of a power bill is air moving where it shouldn’t.
